We were approached by the client about an allotment project already licensed, with the infrastructure already built for about 55 000m2 of gross area dedicated to housing and commerce.
With the crisis in the real estate sector emerging at the end of the 2010s and in order to combat it, we were asked for an opinion on the possibility of changing the uses and what constraints result.
After analysis of the project we found that the change in uses would result in a loss of just over 2 500m2 of gross construction area, but with the increase in the construction capacity of 3 lots we could reduce the deficit to 1 700m2.
